That it has the capacity and expertise to provide:

• Owner accounting and revenue distribution (property    tax, light bill, maintenance fee, trust) and any other    applicable charges.
• Send Owner monthly statement showing all charges     and credits.
• Recollect on a monthly basis utilities receipts from     Tenants and assure their timely payment.
• Be on alert for expiry of insurance policy on the     Property.
• Tend to the Tenant’s maintenance and / or repair needs     of the Property guaranteeing the proper function of     the Property.
• Setup third party rental agreements for owner     (additional fee, see Clause XX below).
• Obtain written authorization from Owner for any      changes to the rental rates established in contract,      herein.
• Owner management of furniture, fixtures, equipment     and maintenance (interior).
• Reporting on property performance and continuous     attention.

• Perform special requirements such as grocery list     shopping (additional fee applies), flight confirmation,     local tours and transfers at preferential rates.
• Recommend and assist Owner in choosing Insurance,    Legal consulting, related services, furniture purchase    or interior decorator, etc. that are well established    and well reputed that will give Owner security of his /    her investment.
• Timely payment to Owner of Property revenue.
• Obtain copies of Passport, driving license, identity     credential, credit card and run a background check     on Tenant assuring Owner a qualified Tenant.
• Obtain Tenant’s signature on letter of agreement     accepting full responsibility for any damages caused     to furniture and / or fixtures and / or fittings during     his / her dwelling in the Property.
• Obtain Owner’s written approval for any maintenance    expense surpassing the amount of five hundred    ($500.00) dollars U.S. currency
• Provide housekeeping service twice a month or on    expiry of a rental agreement.
